We are delighted to share some new professional photos of Chmielna 89, one of our recently completed projects.

Chmielna 89, developed by Cavatina Holding, is an A-class, 14-story high-rise, offering nearly 24,000-square-meters of top-class office space. Epstein served as the design architect for this project.

Located within the Warsaw Central Business District, the building site had several legal restrictions. Overcoming those regulations was a challenge for our designers, however, the end result was Chmielna's unique triangle shape, defined by a condition of having a zero-shading-impact on neighboring residential buildings. This allows those buildings in the close neighborhood to have optimal access to the daylight.

Chmielna 89 is distinguished by its unique architecture. The building's structure is cut on the northern side at a dramatic angle, which resulted from an analysis of the impact on the solar access of the neighboring residential buildings. It also features a transparent façade that is comprised of steel, aluminum and large glass panels.

Modern interiors have high-level standard fit-outs and many amenities, such as air-conditioning, raised floors, suspended ceiling, BMS, and full wiring including fiber optic one. Some of the offices also have access to a private terrace, while all tenants have access to the 122 parking spaces, located within the 2-story underground parking garage.
