G & W Electric Manufacturing & Office Facility

Overview

Epstein provided Design-Build services for the renovation and modification of an existing 370,000 square foot speculative industrial building in Bolingbrook, Illinois into a new LEED-NC Gold headquarters and manufacturing facility for G & W Electric.

Process

G&W, which has produced high-voltage electrical equipment in their existing Blue Island, Illinois facility for over 50 years, has seen substantial expansion of product lines and increases in overall product volume over the years.To meet their growing demand G & W has continuously added equipment and work cells and reached the point where their current building could no longer absorb this continuing growth.

In recognition of this fact G&W's executives began to investigate real estate options with their broker Paine/Wetzel and retained Epstein to develop an expansion solution for the Blue Island site and to evaluate four candidate buildings identified by Paine/Wetzel.The result of this work led G&W to decide that the Bolingbrook building offered the best long term solution to meet their immediate and future space needs.

Even though the space needs of the Bolingbrook facility was adequate the building required significant structural modifications and alterations to serve as a proper headquarters and manufacturing facility for G & W.Epstein's designers and engineers were tasked with developing a design solution that was forward looking and high-tech, like G & W's on-going research and product-development efforts.
