Last week, Jushi Holdings Inc., a vertically integrated, multi-state cannabis operator, announced the opening of its 26th retail location nationwide and the second of six dispensary openings in Virginia.

Epstein is pleased to be a national partner for Jushi, supporting their expansion plans throughout the United States. In doing so, we are providing planning and full DesignBuild services, including architecture, construction, civil, MEP, process and structural engineering, for their cultivation manufacturing facilities as well as design and MEP engineering services for their retail dispensaries.

For this project, Epstein performed an initial site assessment and produced a narrative covering all visible architectural, interior and engineering conditions of the building. We also created a BIM model of the existing conditions and incorporated the final retail layout of the interior space. From there, Epstein's architecture, interiors, and MEP and structural teams completed the construction documents for landlord and permit approval. Once all approvals were received, we worked closely with Jushi to complete the full build-out of this new retail store.

The new dispensary features 17 point-of-sale systems, 70 onsite parking spots and a separate delivery service area.

The mechanical design component included providing constant volume packaged rooftop units for space heating and cooling as well as ventilation air for the building. The rooftop units were zoned to maximize space thermal comfort for back of house employee areas and front of house customer areas. Exhaust air systems with carbon filters for odor controls were installed in open product areas to minimize odors inside the building and at point of exhaust discharge on the exterior of the building. Additionally, a dedicated cooling system was provided for the IT room to ensure 24/7 cooling for critical rooms. A new electrical service, panelboards and a lighting relay panel were added to accommodate the loads associated with the renovation. IT and security loads were backed up by a new natural gas generator. The lighting relay panel controls lights in public areas.

Located at 21290 Windmill Parc Drive in the Dulles Technology Corridor, BEYOND / HELLO Sterling operates out of an 8,000-square-foot anchor position in a newly constructed 16,000-square-foot building. On Tuesday, we were delighted to see BEYOND / HELLO Sterling open its doors and officially begin serving Virginia medical cannabis patients and registered agents.

Epstein has experience designing these new facilities, but we are also evaluating current plants and providing guidance on how to strategically optimize existing real estate and expand for future growth and regulatory changes.
