Epstein provided Design-Build services for the retrofit of an existing industrial building in Romeoville, Illinois into the new headquarters, manufacturing and warehouse facility for Magid Glove & Safety Manufacturing Company.
Magid Glove, in business since 1946, is a family owned company that was headquartered at 2060 N. Kolmar in Chicago. Their business has grown considerably and the company made the decision to relocate its headquarters, manufacturing and warehouse operations from Chicago to larger facility in the suburbs. Magid purchased the former SHARP manufacturing and distribution facility located at 1300 Naperville Drive and initially engaged another consulting firm to help develop the layout of their manufacturing and distribution operations within the new facility. After reviewing this initial plan Magid hired Epstein to further plan, design, engineer and construct the renovation and reconfiguration of the office, manufacturing and warehouse spaces to accommodate their employees and operations.
The new Magid facility, which is approximately 604,000 square feet in size, was originally designed in the 1970's and subsequently expanded/renovated in the 1990's. Approximately 60% of the total square footage of this building was required by Magid with the remaining space to be leased to a tenant. Approximately 65,000 square feet of the existing office space was redeveloped for Magid with the remaining office square footage being leased to another tenant. Shared common corridors, entrances etc. were remodel and reconfigured as well. This newly retrofitted building is now home to approximately 200 employees in the corporate office, 150 employees in the manufacturing area, and 60 employees in the warehouse.
Magid's existing office space on Kolmar consisted of various open office spaces, conference spaces and a large cafeteria with a full-service kitchen. Magid asked Epstein to wherever possible/feasible to utilize existing furniture, carpet tiles, ceiling tiles, etc. However they also wanted Epstein to make the right choices, not necessarily solely based on saving capital costs. Magid management expressed a desire for natural light, improved acoustics, upgraded furniture, ventilation, noise control in open office areas, and warehouse areas as well as adjacent space. Proper energy efficient lighting was also stressed as a major requirement.
Magid also required 330,000 square feet of the existing warehouse/manufacturing space for its operations. Manufacturing was located on an existing 56,000 square foot mezzanine within the 330,000 square foot space. A full east-west demising wall was required to divide the Magid space from the remaining 200,000 square feet of leased tenant warehouse space. Magid also required a new dock structure along the south side of the building to accommodate 25 new dock doors.
The final Epstein designed, engineered and constructed space achieved all of Magid's operational and facility needs/goals. And is a facility that Magid is proud to call its new home.
