OVERVIEW

Epstein is an integral piece of the team selected to redevelop 1769 W. Pershing Road, which sits on 6.5 acres in the McKinley Park neighborhood of Chicago. Epstein serves as the lead designer for the rehabilitation of a vacant 571,000 square foot warehouse that was originally built in 1918 for the U.S. Army. The six-story structure located within the Central Manufacturing District features massive 90,000 square foot floor plates, and is listed on the National Register of Historic Places. This project is especially near and dear to us, as Epstein's first headquarters were located on the 6th floor of the Central Manufacturing District’s iconic Clock Tower Building, a structure that was completed in 1915 at 2001 W. Pershing Road.

Our design removes the center section of the existing building to create two partially detached structures with a shared interior courtyard. 120 mixed-income apartments ranging from studios to three-bedroom units are included in the plan for one of the structures, while a 200,445 square foot innovative office hub and technology center will be developed for the other. 120 parking spaces and rooftop amenities will accommodate tenants, and the façade and other historic elements will be preserved and restored. Additionally, the current one-story maintenance facility owned by the City of Chicago will be redeveloped into a 50,000 square foot grocery store with 130 parking spaces for customers and workers.
