Coming in at no. 87 for Epstein’s Top 100 projects is the 2.2 million-square-foot office, manufacturing and distribution facility for Motorola’s Cellular Subscriber Group. Completed in 1993, Epstein provided full A/E services, including architecture, interior design, MEP engineering, structural engineering and civil engineering.

The project consisted of a 4-story corporate office building, a high-bay distribution center, and a 2-story manufacturing facility. It also contained significant MEP systems, such as multiple air conditioning systems powered by four 800 ton water chillers, numerous HVAC units (designed specifically around the requirements of each component of the facility), and an extensive Building Management System.

Epstein’s plumbing and fire protection groups provided engineering services for a private fire service main, a 350,000 gallon fire water reservoir and dual fire pumping system. The office building included standpipe systems and plumbing for executive offices. The base building fire protection system was made flexible for tenant build-out and other future changes by providing sprinklers on a 10 foot by 8 foot grid instead of the normally larger spacing allowed. This enabled the owner to locate and reposition walls to almost any position and have a minimum number of sprinklers to add or relocate.

In addition to the sophisticated MEP/FP systems, Epstein’s civil engineering group developed a number of site and off-site roadway and parking design solutions, including the design of a new road network comprised of campus roads, access roads and a county road intersection. Epstein’s civil engineers also designed parking for 4,000 cars and landscaped walkways from parking area to building entrances. In addition, our civil engineers designed a Storm Water Management, which included a 1.5-mile storm sewer system, a 1-mile extension of 12" village water main, .5-mile sanitary sewer extension, and 3 detention basins (2 developed with landscaped water features, 1 as a dry basin).
