Continuing our countdown of Epstein’s Top 100 Projects with our 76th entry: North Point Marina, located in Winthrop Harbor, Illinois on the shores of Lake Michigan.

For this project, which is the Great Lakes’ largest marina, Epstein provided full architectural design and engineering services for a recreational facility that includes a 1,500-slip boat marina, picnic areas, fishing piers, nature trails, a yacht club and several snack bars. Also included in the project were repair shops, restroom and shower facilities, a provision shop for tackle and bait, an 11,000-square-foot harbor administration building and parking for 2,000 vehicles.

Our services for North Point Marina began in 1984 with a series of feasibility studies, environmental assessments, and a comprehensive erosion study, including shoreline and wave action modeling for a 2-mile section of Lake Michigan. Once this phase was complete, Epstein proceeded to fulfill the full design services, which included civil engineering design for all roadways, parking lots and utilities, as well as for the dredging of 1.4 million cubic yards of earth for the yacht basin and the construction of 1.2 miles of breakwater, which would stabilize the shoreline and protect the harbor and other facilities.

Groundbreaking for this development began in 1986; the first 600 slips were completed in 1989 and the last of the slips delivered in 1991.
