Prime Corporate Center, which was developed by a Golub GetHouse, received its occupancy permit last week. Prime's anchor tenant is Raiffeisen Polbank, one of Poland's longest operating banks and part of the Austrian Raiffeisen Bank International Group, a leading financial institution in Central and Eastern Europe.

This $38M, 23-story (with 5 levels of below grade parking) high-rise office building, located on ul. Grzybowska 78 in Warsaw's Wola district, was designed by Epstein's Warsaw office in conjunction with the Chicago-based Solomon Cordwell Buenz.

Prime is also pursuing BREEAM certification (the European equivalent to LEED). The design scheme was certified BREEAM 2009 Europe Commercial: Offices (Shell only).

Some of the sustainable design features of Prime include:

  • LED lighting on the façade as well as in the main lobby area
  • Integrated Building Systems (BMS) controlling the MEP/FP systems
  • Optimization of water and electrical power consumption through a precise monitoring system
  • A heating recovery system and a cost effective cooling system
  • Excellent daylighting and window blinds to reduce heat gain
  • Use of ecological materials
