Overview

Epstein provided Architect of Record services for the retail and structured parking components of the $225M Roosevelt Collection, a high-end mixed-used development in Chicago's South Loop. The site is bound by the Metra track to the east, the elevated Roosevelt Road to the south, Wells Street to the west and the vacated portion of Taylor Street to the north.

The project is comprised of five main components: retail (approximately 361,000 gross square feet), theater (95,000 gross square feet), structured parking (approximately 760,000 gross square feet with 1,700 spaces), mid-rise apartments (approximately 335,000 gross square feet with 342 units), and high-rise apartments (approximately 435,000 gross square feet with 290 units).

The unique development takes advantage of a grade elevation some 30 feet below Roosevelt Road providing three levels of parking below a two-level retail plaza with high-end retailers including a 16-screen multi-plex theater. Retail shoppers have access to over 1,000 dedicated parking spaces from the main entrance off Roosevelt Road and Wells Street. Additionally, there are 271 spaces provided for the residential lofts and 235 for the future tower.

In addition to Epstein's architect-of-record role, we provided LEED consulting services for the Roosevelt Collection, which achieved LEED-NC certification, and features one of the first LEED certified movie theaters in the United States.

The Roosevelt Collection features many sustainable design components including:

- A water-loop heat pump system which was designed for the residential units and will provide approximately 35% energy savings.

- 75% construction waste was recycled.

- The implementation of a 30% green roof adjacent to the lower level residential patios.

- The site, which is a brownfield development, is strategically located near multiple public transportation facilities including CTA "El" stations, CTA bus stops and Metra train stations.

Epstein's LEED consultants assisted in developing retail tenant sustainable guidelines for the landlord and leasing agent.
