Last week, Forte Partners, the developers of The Bridge Office Development in Bucharest, Romania, announced that the 2nd phase of this ¬40M ($42.6M) two-building development designed and engineered by Epstein would begin construction by the end of March.

The Bridge features a collaboration between our offices in Bucharest, Romania and Warsaw, Poland. This speculative office will be approximately 79,500 square meters (855,000 square feet) and is situated in the Orhideea-area of Bucharest. Located in the shadow of the Basarabia Bridge, hence The Bridge namesake, the site for this office development takes advantage of key access to major thoroughfares, bus routes, tram lines and the nearby Metro station. The site is also located directly across from the Orhideea retail center and also in close proximity to the University of Bucharest.

For this project Epsteins Bucharest and Warsaw offices are providing full-service design and engineering services including concept design, permitting and technical documentation.


The Bridge will be comprised of two buildings that are being constructed in separate phases. The first building, currently in construction, totals roughly 31,948 square meters (344,000 square feet) of gross leasable area and is C shaped in order to form a courtyard that will be an amenity for building tenants. The C shape of this building was also designed to create large floor plates but yet at the same time offer natural daylight and views to nearly every workstation.


The second building, totaling roughly 18,521 square meters (200,000 square feet) of gross leasable area, is I shaped and arranged to partially close off the courtyard to the west of the site allowing for both buildings to benefit from the courtyard.

Both buildings will sit atop a 2 level underground parking structure that will accommodate roughly 600 cars.

The overall development will incorporate a number of sustainable design features and is pursuing LEED Gold certification.

Completion of Phase I of the development is scheduled for this year and Phase II, which is awaiting construction permit approval, is scheduled to be completed in March 2018.
