Lincoln Common Groundbreaking

Civil engineers for the redevelopment of the former Children’s Memorial Hospital site

This past Thursday, May 4th, a groundbreaking ceremony was held for Lincoln Common, a project that involves redeveloping the former Children’s Memorial Hospital site in Chicago’s Lincoln Park neighborhood into a massive mixed-use development. For this approximately 816,000 gross square feet multi-building project, Epstein is serving as the civil engineer responsible for the design of the on-site grading, paving and utilities.

In addition to Epstein’s site design, our civil engineers developed a stormwater management design which includes a permeable pavement plaza off of Lincoln Avenue and two underground stormwater detention vaults. In addition, the adjacent roadway sidewalks were reconfigured and revised to achieve ADA compliance.  And, bike lanes were added to Halstead Street and Lincoln Avenue as well as pedestrian signal and crosswalk improvements for all of the surrounding intersections.

The Lincoln Common development will feature 540 luxury rental residential units on a 6-acre site in two mid-rise towers formerly occupied by the hospital at Lincoln and Fullerton Avenue, as well as 60 low-rise condominiums, 160,000 square feet of retail space and 57,000 square feet of open area accessible, including three new parks, which will be open to the public – all serviced by a 850-car garage.

Additionally, Epstein’s civil engineering team coordinated their site development design with Belmont Village, a seven-story, 120,000-square-foot senior residence with 150 assisted-living units, across the street on the former site of the Nellie Black Building at 700-710 W. Fullerton Ave.

Lastly, Lincoln Common is being developed in a joint-effort between McCaffrey Interests and Hines Development. The architects for this project are Antunovich Associates in collaboration with Skidmore, Owings & Merrill. The Epstein civil engineering team responsible for this project are David Hilty, PE, Dina Levin, PE, John Karlovitz, PE, Deion DeBose, Alena Piburn and Don Reilly.
