Our trip into the Epstein future takes us to Queens 2016 for the completion of the Façade Renovation and Conversion of the former St. John Hospital into a new retail development.
Back in 2014, Epstein's architects and structural engineers developed a new retail layout in order to maximize the use of this site. Particularly, Epstein concentrated on developing access, frontage, circulation, and back of house spaces in order to create a new environment at the base of this existing structure.
The retail spaces at 90-02 Queens Boulevard are located in the basement and ground floor level with additional floors being converted to residential uses. (The residential design was performed by another architect).
Access to the retail space was a big design concern as the original front entry was a half story above grade - therefore a new entry sequence and experience was designed that enhanced the retail environment.
