Epstein provided architectural design services for this 1,500,000 square foot four tower office building complex. The project consists of three towers comprising Class A office space and a fourth tower providing condo-hotel services. The project consists of three levels of retail space, one of which is below grade. Additionally, there are four levels of secured, below-grade parking. The project is located in the new Beijing Central Business District and sits amongst several high-profile developments.
The unique aspects involved the desire by the client to utilize advanced exterior cladding technologies and be provided by local manufactures and installers given that their experience is developing in this field. Epstein worked with a US-based cladding consultant with branch offices in China to design a system which meets the aesthetic and technical requirements and can be delivered locally.
This project did not qualify for LEED certification although the project features green roofs on the retail podium and low-e glass, as well as exterior shading devices. All of the office space features operable windows and individual climate control.
