Sustainability is a priority for the Whirlpool Corporation and as such, Epstein was hired to serve as the LEED Consultant for “Project Zenith.” Project Zenith is a supply chain optimization program being pursued by Whirlpool in the North America Region. Whirlpool anticipated that twelve (12) facilities would fall under this program, including: Perris, California; Milton, Ontario, Canada; Atlanta, Georgia; Denver, Colorado; Seattle, Washington; Dallas, Texas; Greenville, Ohio; Columbus, Ohio; Northern California; Central Pennsylvania; Toronto, Ontario, Canada; and Calgary, Alberta, Canada.
During the Project Diagnostic Phase Epstein's work included:
• Performing a LEED Workshop for each planned facility to review the LEED Green Building Rating System and preliminary scorecard with project stakeholders and to determine the targeted level of LEED Certification, the applicable LEED Rating System for the project and a credit strategy to attain that level of certification. These meetings included the facility developer and design team.
• Preparation of the LEED Certification Plan for Project Zenith describing the results of the LEED Workshops and identifying the rating system, target rating, and preliminary checklists for each facility in the project.
• Registration of each facility with the USGBC.
• Defining LEED requirements for the Design/Builder and the means to incorporate these items without adverse affects to schedule.
As Whirlpool’s exclusive LEED Consultant, Epstein also provided project certification assistance on all projects pursuing LEED certification during the contract period. These services included:
• Review of the design documents prepared by the architects and engineers at the 90% Design Development milestone with comments provided in written form.
• Preparation of the LEED Certification Plan for each project.
• Preparation of the LEED Certification Specifications required for the issuance of 100% Construction Documents for each project. The LEED Certification Specifications include Construction Waste Management, Construction Indoor Air Quality, and LEED Submittal sections. LEED requirements of other specification sections will be prepared by the architects and engineers and will be reviewed by the LEED Certification Consultant.
• Coordination of LEED™ Certification Process including LEED-Online document management and project certification submission of credits during both the design and construction submission phases.
• The scope of work will conclude with the final certification determination by the USGBC and the presentation of the certification plaque.
For individual project certifications, the following information was provided to Whirlpool during the course of the work:
• An overview of the LEED™ Green Building Rating System
• A documented review of available incentive programs and their requirements
• A summary of the “baseline” building design elements that contribute to LEED certification.
• The LEED Certification Plan Document
• Written comments for all design reviews included in the scope above
• Electronic access to all LEED™-Online Certification documents during the certification process
• Two hard copies of the final certification documents deliverable upon final certification determination by the USGBC
• Written site visit reports documenting observations.
