Lake Forest MSF
Lake Forest, Illinois Epstein was selected to provide LEED Consulting services for the new $23.4M, 114,707 square foot Lake Forest Municipal Services Facility (MSF) in Lake Forest, Illinois. Epstein assisted the design team with clarifying the LEED scope and design elements for the project and assisted the team with documenting performance and obtaining LEED-NC Gold certification from the USGBC. The MSF’s administration functions comprise approximately 29,430 square feet on two levels (first floor and lower level) while the public works functions comprise the remaining 85,277 square feet (including 5,000 square feet of storage and equipment mezzanine). The administration functions are primarily city engineering and public works office support staff utilizing traditional office, conference room, and information technology uses of the building. Conference rooms are used for meetings open to the general public in the evening hours. The public works functions include vehicle maintenance, overnight storage, and general shops for necessary functions of maintaining the public spaces of Lake Forest. The architect/contractor incorporated sustainable design from the beginning. Combined with Epstein expertise, they consistently produced solutions and strategies of earning credits that were below budget. Epstein also provided indoor air quality testing and daylighting simulation. This allowed the project to achieve 2 additional points toward LEED certification.
