Epstein provided interior design, M/E/P engineering, structural engineering, construction administration and on-site construction management services to renovate 38,000 square feet of the primary R&D/Technical Center of the Life Fitness, a division of Brunswick Corporation (NYSE:BC). Life Fitness designs and manufactures reliable, high-quality fitness equipment for commercial and consumer use, and has received significant industry recognition such as many of Health magazine’s annual “Best of Fitness” awards.
Epstein worked closely with Life Fitness’ management, technical and operating staff, and its vendors, to program eight R&D/Product Development engineering groups, restack floor plans to provide new R&D equipment room layouts and space utilization, redesign the R&D space to enhance the innovative environment, modernize the building’s HVAC system, and create a new Main Building Lobby and a new 3,000 square foot conference room. Epstein’s services included schematic design/space planning, design development of contract documents, permitting coordination, construction administration, cost estimating support, and Design-Build construction management on an open-book basis. Drop-ceilings were eliminated and corridors were widened in order to provide a creative, open, attractive environment for both employees and visitors. Re-use of existing furniture, fixtures and equipment was maximized in order to reduce project expenses. The M/E/P upgrades included a new, energy-efficient “right-sized” air conditioning system and new DDC controls to replace an outdated, oversized system. The R&D/Technical Center remained in full operation during all phases of the project.
