Epstein provided professional design and management services for this interior build out of a first generation, 6,800 square foot building to accommodate the relocation of Cardinal Health’s existing nuclear pharmacy. Epstein’s pre-construction services included preliminary budget estimates to be used for corporate funding of the project, and preliminary scheduling for corporate manpower allocation and lease termination for the existing nuclear pharmacy. This was followed by preparation and distribution of a Request for Design Services Proposal. We reviewed each proposal for compliance with the budget and schedule and competence of the design professional for the project. A recommendation of a design professional based upon these reviews was submitted to Cardinal Health. During the design phase, Epstein coordinated the design professionals work with Cardinal Health’s corporate design standards, Cardinal Health’s corporate security team and their selected vendor, Cardinal Health’s corporate information technology team and their selected vendor, equipment suppliers, furniture suppliers, code officials, regulatory agencies and the local staff.
Epstein prepared and distributed a construction bid package with the design professional’s documents, Cardinal Health’s contractor requirements and additional project information. Again, proposals from the construction bid package were reviewed for compliance with the budget, schedule and Cardinal Health’s contractor requirements, and a recommendation was made for a building contractor based upon these reviews. During construction, we maintained strict controls on changes that would affect the budget or schedule and oversaw the maintenance of the schedule. Also during this critical time of the project, open communications were maintained between the numerous vendors, contractors, suppliers and the various corporate work groups within Cardinal Health by frequent conference call meetings with prompt distribution of meeting minutes and occasional site visits. The scheduling of information technology, security, equipment and furniture installation was finalized and communicated to all parties involved, along with regulatory inspections.
Post construction services by Epstein included a punch list review of the construction and subsequent follow up on the punch list and close out of the construction contract. Mover selection, move coordination and move supervision were performed to meet the budget and schedule.
