Epstein provided full architectural and engineering design services which included in-house architectural, civil, structural, mechanical, electrical, plumbing, fire protection, refrigeration, and material handling for this 29,630 square foot fruit and vegetable distribution center, located on a 2.25 acre site. The building features 25 foot clear height storage space and is refrigerated to a mixture of temperatures. The facility features a +34F wet room (3,340 SF), +34 F dry room (3,340 SF), +45 F room (1,430 SF), +50 F room (1,750 SF), and a +65 F Repack Area (4,950 SF). The facility has fifteen 9’ x 10’ dock doors (half located within a +34 F cool dock, and the other half located in a +65 F cool dock). Twelve battery chargers, two conveyor lines, two pallet weigh stations, one ice machine, and seven aisles of high pile racking are included. This building also features a 3,300 SF two story office component, a 345 SF two story guard house, and a 310 SF Fire Pump House (with a 50,000 gallon storage tank).
The building’s design and detailing were developed with the thought process of optimal operational efficiency, relationship to the Business Park, easy construction techniques, long term building performance, and developing an image for the client’s business. The cooler is enclosed with insulated metal panels, and a TPO (single-ply membrane) white roof. The office is enclosed with split faced CMU, strip windows, and a TPO white roof. The structure of the building is steel with concrete foundations. All of the light gauge steel framing (girts for the metal panel) is specified to be from a local Mexican steel plant. The site is surrounded by a 5 foot high split face CMU wall to provide protection, and the single entry\exit point is controlled by the two-story guard house that acts as the front door to the facility. The guard house is comprised of split face CMU with strip windows in a similar design to the office component.
In addition to the full design services, Epstein also provided Construction Management assistance to the client and the local general contractor. Epstein developed the master schedule and budget. Epstein handled and recommended award for the bid packages for refrigeration, insulated metal panel, TPO roofing, dock equipment, and Refrigeration Doors. Epstein also provided general assistance and periodic site surveys throughout construction.
