Epstein is providing architectural design, MEP and structural engineering services for this $70M, mixed-use project which represents a public/private development effort for a strategic site along Lake Street in Oak Park, Illinois. Comprising 120 residential condominiums, retail space, and a 500-car parking facility, this 430,000 square foot project anchors the northeast corner of Lake and Forest Street, amidst a diverse mixture of retail, residential and civic developments.
The design strategy seeks to diminish the urbanistic impact of a large building program, while providing meaningful commercial and residential opportunities. The 500-car parking structure is essentially enveloped by the commercial and residential program, thereby presenting a pedestrian friendly and good neighbor expression to the surroundings. The facility comprises a six story podium with a two residential wings set atop, forming an “L” configuration. This massing strategy minimizes the buildings bulk and height along Lake Street, while allowing daylight to penetrate into the adjoining church property. The roof of the podium is developed as roof terrace providing users with an attractive amenity, while introducing a green roof as component of a sustainable design strategy.
The development features a 120-key hotel, two levels of retail and residential. The 120 condominium units feature generous amounts of glazing, individual balconies, and distinct floor plan choices. A combination of duplex townhouse units along the eastern edge, urban perimeter block units, and tower units are creatively integrated into the residential mix.
